What is the average rate for a condominium manager in Montreal?+
In Greater Montreal, rates typically range from $25 to $50 per unit per month depending on the size of the corporation, the services included and the complexity of the building. Our plans start at $25/unit/month (Essential) and include administrative, financial services and Bill 16 compliance. A personalized quote is offered free of charge after assessing your needs.
Are there hidden fees in your plans?+
No hidden fees. All our plans have a fixed monthly rate with a clearly defined scope of services in the contract. The only possible extra fees are services outside the plan requested on an ad-hoc basis by the corporation (complex legal dispute, major renovation project, technical study), always communicated and approved in advance.
What is the minimum commitment period?+
Our management mandates follow the standard industry practices in Quebec: a renewable annual contract with a 60-day termination clause in case of dissatisfaction. No penalty for non-renewal at the end of the term. We believe in loyalty through service quality, not through restrictive contracts.
Are rates lower for larger numbers of units?+
Yes. The per-unit rate decreases progressively with the size of the corporation, because some fixed costs (accounting, AGM, declaration of co-ownership) do not grow linearly with the number of fractions. For example, a 60-unit corporation benefits from a reduced unit rate compared to a 15-unit corporation, for equivalent services.
Can the plan be changed during the mandate?+
Absolutely. You can upgrade to a higher plan at any time (e.g. Essential → Serenity) if your needs evolve: new Bill 16 work, corporation growth, loss of a volunteer board member, etc. A downgrade takes effect on the anniversary date of the contract. The rate adjustment is applied pro rata.
What exactly does the 24/7 emergency service include?+
An emergency line available 24/7, including nights, weekends and statutory holidays. It covers critical situations: water damage, elevator breakdown, heating loss in winter, intrusion, major power outage, etc. We immediately coordinate partner contractors without delay to limit damage. Included in the Serenity and Custom plans.
